Buying a static caravan for holiday letting starts with choosing a park that allows private subletting, as some holiday parks restrict or require you to use their own managed letting service. Once you've selected a park, you’ll need to understand planning permissions, site rules, and associated costs like pitch fees and insurance. If your caravan will be placed on private land, planning permission may be required depending on location and usage.
Running a static caravan holiday let involves preparing the caravan to a high standard, carrying out safety checks, and ensuring guests have everything they need. This includes:
- Installing and maintaining smoke and carbon monoxide alarms
- Keeping gas and electrical systems compliant with regular inspections
- Ensuring your caravan is clean, well maintained, and fully equipped
- Providing essentials such as quality linen, kitchen tools, and guest information packs
Many owners also carry out routine maintenance and handle check ins, communication, and guest turnover.
Static caravan holiday lets must comply with UK holiday let regulations, which include fire risk assessments, smoke and CO alarms, gas inspection, electrics check and insurance requirements, including public liability cover for guest stays.
Static caravans not on otherwise licensed sites usually need a short term let licence in Scotland, and from October 2026, will need to register as a holiday let in England. Even on such sites, in Wales, owners will need to register from October 2026.
If your caravan sits on private land, planning permission may be required to use it as accommodation. Alternatively, you can use a licence from your local authority or a licence as a certificated site, which can be obtained from the Camping and Caravanning Club for up to 5 caravans, for up to 28 consecutive days.
